Information we collect and why

• Account information: Email address, authentication records and account identifiers support registration, verification, sign-in, password recovery, security and account administration. Supabase handles authentication; passwords are not displayed to listing parties or site administrators.
• Listing information: Property descriptions, location details you provide, prices, fees, availability, photos and your authority and photo-rights confirmations support drafts, review and publication. Listing contact names, email addresses and optional phone numbers support administration and communications.
• Communications: Inquiry names, reply addresses, message text and consent records support message delivery and replies. Reports, support requests, review notes and audit history support moderation, disputes and user assistance.
• Technical and security information: Hosting and service providers process request information such as IP addresses, browser and device information, timestamps and error records. The application uses a protected request fingerprint for abuse limits, and session cookies to maintain sign-in.

We receive information from you, from authorized listing parties and administrators, and from the service providers supporting these functions. Do not upload identification documents, financial account details, health information or other sensitive material unnecessary for a property listing or initial inquiry. Photo processing removes embedded image metadata, but visible details within a photo can still reveal personal information.

What is public and what is shared

Published property descriptions, photos, prices and other public property details can be viewed without an account and may appear in search engines. Drafts, private listing contact email addresses, account records and inquiry histories are not part of the public inventory. Authorized staff can access information needed for moderation, support and service operations.

When you consent to send an inquiry, your name, email address and message are shared with that listing party. That party may respond outside this website and is responsible for its subsequent handling of the message. Avoid information you do not want that recipient to have. Removing a listing or account cannot recall an email already delivered or copies made by others.

We share information with hosting, database, authentication, storage and email providers to operate the service: Vercel, Supabase and Resend. Fontshare supplies website fonts and can receive ordinary browser request information when fonts load. We may disclose information when required by law, to protect people or the service, to investigate suspected misuse, or in connection with a business transfer subject to applicable privacy requirements.

Advertising, links, cookies and payments

The current service does not sell personal information, use cross-site behavioral advertising pixels, or make automated housing, credit or tenant-screening decisions. Affiliated advertisements are contextual placements, not a transfer of your private account or inquiry data to an advertiser. Clicking an external link sends you to a separate service whose own privacy notice applies.

Necessary cookies maintain authentication and security. You can manage cookies through your browser, but disabling them may prevent account features from working. The current application does not use optional advertising cookies. If these practices materially change, we will update this notice and provide any required notice, choices or consent mechanisms before the new processing begins.

Paid checkout is disabled. The service currently does not collect card numbers, rent, security deposits or property purchase funds. If listing payments are introduced, the payment provider and relevant processing will be disclosed before purchase.

Retention and security

We retain information as reasonably needed to operate accounts and listings, provide communications, maintain review and security records, resolve disputes and meet legal obligations. Relevant factors include whether an account or listing is active, whether a dispute or security investigation is ongoing, and applicable recordkeeping requirements. A listing’s public expiration is not an automatic deletion of its underlying records.

You can request deletion or account closure using the contact process below. We may retain limited information where necessary for legal obligations, fraud prevention or security. Backup copies may persist under provider backup cycles and are not necessarily removed immediately. We use access controls and other safeguards, but no website, transmission or storage system can be guaranteed completely secure.

Your choices and privacy requests

You can edit your draft listings, request account assistance and ask us to correct, access, export or delete personal information. Depending on the law that applies to you and this service, you may also have rights to confirm processing, obtain information about recipients, opt out of sale or targeted advertising, challenge certain significant automated decisions, and appeal a denied request. We do not currently engage in those sale, targeted-advertising or significant automated-decision activities.

Email admin@northernhomesteadliving.com with the subject “Privacy request” and describe what you need. You do not need to create a new account to submit a request. We may verify identity or an agent’s authority using information proportionate to the request; please do not email passwords, government IDs or account numbers. We will respond within the time required by applicable law and explain any lawful limitation or extension.

To appeal a decision, email the same address with the subject “Privacy appeal,” identify the original request and explain the concern. We will review the decision and respond as required by applicable law. You may also contact the Minnesota Attorney General’s Office about privacy concerns. Minnesota rights and procedures are described in Minnesota Statutes section 325M.14; applicability and exceptions depend on the circumstances.

Children and service location

Account and listing services are intended for adults age 18 or older and Minnesota residential properties. We do not knowingly invite children to create accounts or submit personal information. If you believe a child has provided personal information, contact us so we can investigate and take appropriate action. The adult-account rule does not restrict lawful occupancy of housing by families or children.

The service is operated for a United States audience. Our providers may process information in the United States or other locations where they operate, subject to their applicable agreements and legal obligations.
